Access Statement
Halecat House is a traditional Georgian house in its own private grounds. It is located in the village of Witherslack near Grange Over Sands. It is accessed from Blea Crag Road via a part metalled private drive with speed control bumps. It has its own large private car park at the front of the property.

ARRIVAL AND CAR PARKING FACILTIES
Private drive way from Blea Crag Road, follow the signs for ‘The House’
Ample private parking is at the front of the property (10-12 cars).
It is a gravel surface.
MAIN ENTRANCE AND HALLWAY
There is a small step from the car park into the porch 20cm high and 30 cm deep stone and metal threshold.
There are double doors – hinged left 64 cm wide or 128 cm fully open, hinged both sides.
From the porch there is access to the left into the ground floor WC, this is a standard WC with basin. Wooden step up 15cm, 82 cm wide and hinged on the LHS.
Fire extinguisher on LHS as entering the porch.
8 Garden chairs are stored next to the log crate.
Log crate for the storage of logs and kindling for the fire.
The porch floor is a contrasting mosaic tiled floor left hand side inside of the front entrance door.
From the porch to the inner hallway there is a wooden step 16 cm through double doors, normally using the left hand door 66 cm wide hung on the left hand side but opening up fully to 130 cm.

1 door access from hall way. Run of base units (93 cm high and 61 cm deep) and wall units along RHS with 1 ½ bowl sink and drainer.
Larder fridge and microwave to LHS and run of units and wall cupboards along LHS with electric cooker range, extractor above and fire blanket at end on wall.
Centre table with 5 chairs and blocks to raise table if required.
Full set of glass and crockery for 12+ place settings and cooking utensils etc.
Recycling bin in window area.

LANDING

LAUNDRY
On the first floor landing, left hand side, flush threshold.
Door width 80 cm.

GARDENS AND TERRACE
The gardens are open to the public from 9am to 5pm unless there is a private function. The numbers visiting are very small and will be unobtrusive. There is a ‘Gardens Closed’ sign which can be put out for privacy.
Accessed from lounge via patio door, 63 cm hinged on RHS or double 130 cm hinged either side. Three 15cm steps down onto the terrace.
From car park, to the right, gravel to limestone flag terrace, uneven (caution – can be slippery when wet). Right hand side steps down to lawn 102 cm wide, 17 steps. Straight on to main steps down to the formal lawns 2.3 m wide, 16 steps or steep grass slope on 2 sides.
Terrace to lower end garden, grass slope to summerhouse surrounded by limestone flags (slippery when wet).
Turning right in to side gardens, grass and stone pathway leading to gravel path and exit via gate on LHS or via steps on RHS.
BEDROOMS – All on first floor
ALICE (No 1), twin room (Size 5m x 7m), en suite (2.5m x 2.5m).
Step up from landing 15cm, door width 78cm hung RHS, carpeted in short pile dark green. Light switch immediately on LHS.
2 single beds, with mattresses, bedside tables and lamps either side, 2 seater settee, 1 easy chair, 2 tables, dressing table and lamp, wardrobe built in and large chest of drawers.
Hand basin (height 76cm) with mirror and over shaver light.

Central heating is on an automatic programme – all the radiators are on TRVs to adjust, landing thermostat controls the hall way blow heater temperature .

FUTURE PLANS
Refurbishment of Alice en suite and Mairi en suite, the house bathroom and possible addition of en suite shower room to the Dressing Room in 2015.
